Once you go to check out a real estate property in Bali, it is easy to get inspired, and overexcited, and it’s even easier to forget to check some important factors before purchasing a Bali property. It is important that you remember to ask the main questions while overviewing the property. Here is our 10-point Bali Real Estate Checklist. 

During the visit, take your time to ask all of the questions that may come to your mind and try to gather as much information as possible. In this article, we will give you some tips on what questions to ask the owner of the villa or land that you are thinking of buying.

1. Location Of The Property

In the beginning, when you will start looking for a real estate property that is for sale on the beautiful island of Bali, the first thing you will take into consideration is the location of the property. Whether you are looking for a property for yourself or for renting it out, you must choose what is best for you.

When you have already decided on the location that you are interested in, it is important that you also take interest in the nearby area – what kind of properties are around the location and what sort of development is happening in the area. 

2. The Size Of The Property

There are many types of villas in Bali, starting from two bedrooms up to six and each of those types has its own market. If you’re planning to purchase a villa for investment, keep in mind that a smaller villa is easier to rent out for tourists.

However, if the villa is not so close to the attraction points, which means it is cheaper, in that case, tourists will prefer a bigger one. More to it, the possibility to offer such advantages as a garden or pool will increase the scope of rental interest.

3. Accessibility

If you are planning to purchase a villa for renting purposes, accessibility to hospitals, restaurants, public attractions, shops, recreational activities, and beaches can be crucial. On top of that, make sure that the access road to the villa is good quality and adequate because, in Bali, you will find a lot of very narrow roads.

Another important point to check is if the road connecting your villa with the main road is really a thoroughfare because some of them are privately owned.

4. Land Use Restrictions & Zoning

Another thing you need to make sure of is that the land that you are buying is in the correct zoning because if it is not, you will not be able to get a Building Permit (IMB). Also in some zoning options, you will get the Building Permit, however, you may face various restrictions along the way.

For example, if the land is gazetted as Green Belt or zoned agricultural, you will not be able to build anything on it. More to it, some zones allow building but don’t allow renting, thus you need to check on that in advance.

5. Telecommunications / Internet

Cellular phone providers have close to all island-wide coverage, however, close doesn’t mean 100%. You should also make sure there is good internet access and availability of fixed lines phones.

A 4G connection is available on the island and the internet coverage is improving pretty fast but just to be sure, you should check how the connection is on the property that you are planning to purchase.

6. Accessibility to Beaches

Accessibility to a beach will give a lot of advantages to your property, especially if you are planning to rent it.

As there are more and more tourists coming to visit the island, having near access to one of the beautiful beaches of Bali will increase the price of rent significantly and expand the scope of interest between the tourists as it is a huge plus.

7. Nature

As the temperature in Bali is not very high, natural sunlight inside of the house is not so much desired as it heats up the whole house pretty fast. Thus, it is smart to look out for easterly or westerly aspects, as the sun is not as intense in the morning and the evening and you get to enjoy the sunrises or the sunsets.

However, if you plan to purchase a villa with a nice view through the window, ensure that you check the development plants for the area – in a couple of years the most beautiful view might be covered by another villa.

8. Swimming Pool

Have it in mind that modifying an already existing pool is very costly, therefore, not recommended. Because of this reason, if you wish to have a pool on your property, prioritize choosing a villa that already has a pool that you like and doesn’t wish to modify it.

9. Building Taxes, Construction & Licences

It doesn’t matter if you purchase the land with a villa or build the house yourself, you need to check that the necessary construction taxes (PPN) have been paid or you could get fined.

The level of bureaucracy is pretty high in Bali, thus even though it is the responsibility of the developer or the contractor, they do not always care about their duties. In this case, you are the responsible party.
